Planning Commission deadline to submit applications and documentation is 21 days prior to the meeting date. If this date falls on a Saturday or Sunday, the complete application needs to be submitted on the Friday prior to the due date or earlier. Planning Commission meetings are held the 1st and 3rd Tuesdays of the month at 7:00pm in the City Council Chambers. If there is a change in date, or location it will be posted on the City's website and at City Hall.

The applicant or a representative should be present at the meeting to answer any questions the commissioners may have. Presentation boards or other large items can be brought to the meeting to help the commissioners in the decision making process.

Prospective applicants that wish to request a meeting with the City's Planning Consultant are encouraged to complete the Pre-Application Meeting request.  Pre-application conferences are encouraged in order to familiarize applicants with the zoning ordinance requirements for their potential project prior to applying to the Planning Commission for project review and approval.

Application Deadline and Meeting Information

  •  Submission deadline (Please read this entire section): The application submission deadline is no later than 4:00pm on the 30th day prior to the BZA meeting date. This date may be revised and moved earlier due to holidays that affect newspaper publication submission deadlines or for submission dates that fall on a Saturday or Sunday. If the submission deadline is moved to a date earlier than the 30th day prior to the meeting, that is the deadline that prevails. Click here for a list of the application submission deadlines. The submission deadline is firm. Late submissions will be placed on the next meeting agenda.
  • Board of Zoning Appeals meetings are held the first Wednesday of the month at 7:30pm at the City of Northville Municipal Building. If there is a change in the meeting date or time, the change will be posted in City Hall and on the City’s website. Click here for the current year’s BZA meeting schedule.  Cancelled meetings are marked with strikethrough, and also marked as cancelled on the City's calendar.
  • The applicant or a representative should be present at the meeting to answer BZA members’ questions.
  • Prepare for the meeting by reviewing minutes of previous BZA meetings. Click here to review minutes of previous meetings.

Application Instructions

  • Complete the BZA application in its entirety. Complete instructions are found in the application.
  • Attach Proof of Ownership of property, consisting of title insurance, purchase agreement. If you are applying on behalf of the owner, a notarized letter of authorization letter from the property owner must also accompany this application as well as proof of ownership.
  • Make 16 copies of the completed application and 16 copies of any back up documentation required to support your appeal (i.e. denial letter from Building Official, site plan, pictures, plot plans, etc).
  • Assemble 16 identical packets and submit the packets to the Building Department as follows:
    1. The Application must be on the top of each packet
    2. Back up documents must be folded to the same size as the application.
    3. Applications submitted in “pocket style folders” with documents in each folder pocket, will not be accepted.
  • Applications that are not signed, are incomplete, or submissions not in complete and identical packets as described above will not be accepted.
  • Fees must be submitted at the time of application. See the application or Development Review Fee Schedule for current fees.

Complete the Application for the Historic District Commission according to the instructions and attach any backup documentation (i.e. blueprints, pictures, paint chips, plot plans etc.). Applicable fees are noted on the last page of the application. (Note a separate application is required for proposed demolition/moving of a building. See below.)

Make 15 copies of the application and backup documentation to submit to the building department. These must be assembled in 15 identical packets with the application on top. When supplying color samples it is best to have the color sample available on all 15 copies. Backup documentation must be folded to the same size as the application for distribution.

If applicant is seeking approval for the demolition or moving of a structure, they need to complete and submit a separate application (called Application for Historic District Commission – Demolition or Moving of a Historic Building) and provide 15 identical packets, as described above. The applicant also needs to obtain a copy of the Historic District Demolition guidelines from City offices. In accordance with the Historic District Commission Rules and Regulations, the deadline to submit applications and documentation is 16 days prior to the meeting date by 4:00 pm. If this date falls on a Sunday, plans need to be submitted on the Friday prior to the due date. Deadlines may also be moved due to Holidays and newspaper publication schedules. Follow the submission schedule published below. Late applications will be placed on the agenda for the following month. Follow the submission date schedule below.

All applicable fees MUST be submitted with the application. A fee schedule is attached to the application.

Historic District Commission meetings are held the 3rd Wednesday of the month at 7:00 pm in the City Council Chambers. If there is a change in date or time, it will be posted in City Hall 7 days prior to the meeting date.

The applicant or a representative should be present at the meeting to answer any questions the commissioners may have. If the applicant is not the owner of the property, a letter from the property owner must be submitted with the application stating they have permission to appear before the board regarding the property. Large samples of materials (i.e. shingles, siding, trim, presentation boards, etc.) can be brought to the meeting to help the commissioners in the decision making process.
