Historic business gains final site plan approval

Photo from Northville Lumber shows an example of building products they sell.The Planning Commission gave final site plan approval at its April 6 meeting to Northville Lumber for use of outdoor storage next to an existing one-story warehouse at 777 Base Line - with conditions.

Among the conditions, landscaping requirements were waived since existing vegetation on two sides of the property will remain as a buffer. The building official will confirm that the height of the pole-mounted light fixtures meets the ordinance requirements. If they don’t, the official will confirm the resulting light levels
(footcandles) meet ordinance requirements. The utility connections will be reviewed by the Dept. of Public Works.

Outdoor storage requires a special land use in PR-1 District. The project for outdoor storage had been delayed due to the COVID-19 pandemic, and the deadline for final site plan approval was extended for six months until April 21, 2021.

The warehouse was purchased by the owner of Northville Lumber along with the property (4.2 acres) several years ago. It is located northeast of the property of Northville Lumber near Old Novi Road. While customers may pick up supplies from that location after purchasing them at the main location, there will not be a retail component at the warehouse. The company has been in business since 1827.

Work continues on Master Plan Update of three subareas

Planning commissioners engaged in a “Guiding Principles Exercise” as part of the Master Plan (subareas) Update, led by City Planning Consultant Sally Elmiger, of Carlisle/Wortman Associates. The exercise was designed to identify the overarching topics involved in land development, and craft statements for each topic that will guide development in the Master Plan Update. The topics discussed were: seamless design, historical reference, land uses, sense of community and character, mobility, and open space.
